Bad Builders


The original call was to look at a leaking boiler. We couldn’t find a leak in the boiler so started looking around the property to see if the water was coming from somewhere else. The obvious choice would have been the room above the wall hung boiler but after poking around for a while we could see no signs of a leak inside the property.  I finally asked to see outside so I could view the flue thinking that the water might be getting in that way.

I was met with a poorly built wooden conservatory with a cold rolled asphalt roof and as you can see from the picture, a poorly and only partially sealed roof line. You can see the top of an old window to the right. To the left, just out of view is an old doorway. Both openings were only sealed up using thin hardboard and showed signs of water ingress. The flue was another matter and there was scorching present near the roof line.

The water leak was coming from the badly sealed roof line next to the flue. Water was coming in during periods of rain; which is almost always!
