I was called to replace a kitchen sink and tap and also make repairs to a toilet which was taking too long to fill. The jobs sounded easy enough so I loaded up with what I thought I’d require and headed out for the first call of the week. There were a few surprises waiting for me however as the fitter who did the work for the home owner cut a few corners doing the work which came back to haunt us all.

I receive a lot of questions relating to cooker installations. Most people don’t realise that any gas appliance, including cookers and hobs require a permit from your local authority in order to install them legally. The installation should be given the same care and attention as a boiler or gas fire. In other words, a device that allows live flames to burn openly in a room (remember that burning fossile fuels releases Carbon Monoxide) doesn’t seem to get the attention that it should! continue

Here’s the scenario. A little air leaking into a heating systems primary loop, a tenant who keeps pushing the overheat stat on the boiler when it pops out and a broken central heating pump. continue

Well today was a mixed bag. I started the day at a customers rental property where the tenant was reporting a large noise in the boiler. When they turned off the stop tap the knocking sound went away. I went by very early in the day and discovered that they had filled the boiler when the pressure was low and left the valve open a bit. When the boiler pressure hit three bar the system started dumping water via the pressure relief valve as it is supposed to do. Problem fixed in about five minutes. continue

The first task of the day was to clean up the last two pipes that were hooked up to the removed radiator. Once done we hooked up the power flush, added the cleanser and let the unit run for a couple of hours while continually changing the flow direction on a regular basis. While the flush was running the boiler was hung on its bracket and the entire system was checked periodically for leaks. No leaks! continue

The main task today was a seamingly simple job of removing a small radiator from a small toilet room. The job ended up taking half a day as we had to carefully remove some ceramic tiles from the bathroom floor and the flooring underneath which was high-density fiberboard in 8 x 4 sheets. continue

Day two begins with the final draining of the downstairs radiators once we found the hidden drain off valve in the garage. We then unpacked the new boiler and accessories and carried them up to the newly boarded loft. We also set up our kit in the loft so that we could bore a new flue hole and the holes for the condensate pipe work and pressure relief valve. continue
